Austria short-term rental regulation and SDEP status

What this means

Austria has an official implementation signal: the federal government says it will provide technical infrastructure for uniform data reporting under the EU short-term-rental regulation.

Rollout remains constrained by federal-province competence. Provinces decide independently whether to implement registration procedures, and no province initially implemented the Regulation at its 20 May 2026 application date.

The ministry now says Tyrol and Vienna will likely have the legal, organisational and technical requirements ready by the first quarter of 2027, with host registration obligations and platform data-transmission obligations applying in those two provinces from a date still to be specified.

Tyrol has since announced its own implementation: on 25 September 2026 the provincial government said Tyrol, alongside Vienna, will be the first province to apply the regulation, with digital registration before letting begins, an individual registration number, and reconciliation of those numbers with the online booking platforms. No application date for the Tyrol regime has been published.

Vienna has published a dated schedule: a provincial registration law is to be adopted in November 2026 and enter into force on 1 January 2027, with existing listings having until the end of the first quarter of 2027 to register. The city issues a registration number that must be given when placing a listing, platforms may only offer Vienna apartments that carry one, and breaches carry fines of up to EUR 50,000.

Austria should be followed for province-level activation, national accommodation-register legislation, and publication of any platform-facing interface.

Implementation status

BMWET says it will establish the Single Digital Entry Point as the interface between online platforms and competent authorities.

A BMWET tourism-package announcement says the federal government will provide technical infrastructure for uniform data reporting as part of implementing the EU short-term-rental regulation.

BMWET also published a legal opinion on the competence basis for a nationwide accommodation register, including how coordinated federal/provincial legislation could implement a register and how the EU-required national access point could be structured.

The STR Regulation page says no province initially implemented the STR Regulation at its 20 May 2026 application date, although provinces may implement later.

The current page names Tyrol and Vienna as the provinces likely ready in the first quarter of 2027 and states that host registration and online-platform data-transmission obligations will apply there from a date to be specified.

Until a province applies the Regulation, the official page says there is no short-term-rental registration requirement and no obligation to display a registration number in online-platform listings.

Technical interface

No public source code, OpenAPI documentation, API portal, sandbox, or onboarding documentation is currently available.

The ministry publishes an SDEP contact point for platforms on connection to the Single Digital Entry Point, the first platform-facing contact published for the Austrian implementation.

The key technical watch item is whether Austria publishes a national SDEP or accommodation-register interface before province opt-in, or only once provinces activate the regime.

The nationwide-accommodation-register legal opinion is relevant because it discusses both local register responsibilities and possible design of the EU-required national access point, but it is not developer documentation.

Separate Austrian systems such as GISA expose APIs for business-register contexts, but the BMWET STR page does not identify them as the STR SDEP.
