Greece short-term rental regulation and SDEP status
Greece has a live AADE short-term rental registry and monthly stay-statement workflow. Public SDEP/OpenAPI documentation is not currently available.
What this means
Greece has a mature national short-term rental tax-registration workflow through AADE.
Hosts can register rented property in the Short-Term Stay Property Registry and obtain a Property Register Number that must be uploaded on digital platforms.
Implementation status
AADE guidance requires a Statement on Short-Term Stay by the 20th of the month after tenant departure.
Registry data is finalised no later than 28 February of the year of income-tax-return submission.
AADE public material lists relevant 2024 and 2025 provisions, including Law 5162/2024 and AADE decisions/circulars.
Technical interface
A public AADE web application exists for registry and stay-statement workflows.
Public material identifies the Greek STR registration number/AMA as an 11-digit number for short-term rentals.
AADE continues to publish updated STR legal references on the short-term rental page, including 2025 decisions and Law 5162/2024.
No Greece-specific Regulation 2024/1028 SDEP OpenAPI documentation, source code, sandbox, or platform onboarding documentation is currently available.
