Slovenia short-term rental regulation and SDEP status
Slovenia operates an AJPES Register of Accommodation Facilities and eTurizem guest/overnight reporting, both relevant to future STR reporting. The planned upgrade of the register is deferred pending a legislative referendum on the ZIURS act, set for 6 December 2026.
What this means
Slovenia has a clear accommodation-registration and reporting infrastructure.
Renting rooms, flats, and holiday homes must be registered through AJPES web applications, and the accommodation facility register is the condition for guest and overnight reporting through eTurizem.
AJPES states that the new Register of Accommodation Facilities application is not yet available to users, because individual provisions of the current Hospitality Act were carried into the ZIURS intervention act and further legislative decisions are pending; entry, change, and deletion procedures continue unchanged in the meantime. A referendum on the ZIURS act is set for Sunday 6 December 2026.
Implementation status
GOV.SI says renting rooms, flats, and holiday homes must be registered via AJPES.
AJPES operates the Register of Accommodation Facilities (RNO), and entry in the register is the basic condition for reporting guests and overnight stays through eTurizem.
Relevant requirements include residential-use permits, minimum technical requirements, fire/security obligations, and co-owner consent in multi-apartment buildings.
Technical interface
AJPES provides web applications and an eTurizem reporting flow for guest and overnight data.
No Slovenia-specific Regulation 2024/1028 SDEP OpenAPI documentation, source code, sandbox, registration-number validation API, or platform onboarding process is currently available.
The RNO/eTurizem architecture is a plausible base for registration-number validation and future SDEP reporting.
AJPES reports that the upgraded register application remains unavailable while the legislative position is settled, so the register interface in use stays the current one.
