Short-term rental reporting 2026 in the EU
From 20 May 2026, Regulation (EU) 2024/1028 becomes the common EU framework for short-term rental data sharing, with national reporting systems implemented by Member States.
What platforms may need to report
Depending on the national implementation, platforms may need to report registration numbers, listing URLs, property or regulated-area information, rental periods, nights booked, guest counts, guest residence countries, platform identity, reference periods, and submission timestamps.
Registration numbers and listing checks
Where registration procedures exist, hosts may need a valid number before listing a unit. Platforms may need to display that number, support host declarations, check validity where an interface exists, and remove invalid or non-compliant listings when instructed by competent authorities.
Reporting channels
Larger platforms are expected to use electronic reporting through national SDEPSingle Digital Entry PointA national gateway/API for electronic data transmission between short-term rental platforms and competent authorities. systems. Some national models may provide simplified or manual routes for micro and small platforms.
Countries to compare first
Spain is useful for registration-number and payload-field analysis. The Netherlands is useful for SDEP API structure. Ireland is useful for delayed national launch timing and register ownership.
